Your lender looks up your LLC before they fund the deal.
Hard-money, private and DSCR lenders all check who they're wiring money to. So do sellers. This free kit helps you write the plan they read and fix what they find when they search your company. Free, instant download.

A 10-page guide and a calculator that does the math.
Each prompt has fill-in brackets, a sample answer and tips. The guide also covers what to gather first, what never to paste into an AI chat, and a final review list before you send anything to a lender.
Company description
Who you are, who you serve and why you'll grow, written so a lender sees a stable borrower instead of a generic one.
Market analysis
Why your market is a safe bet, with rules that force the AI to cite real sources instead of inventing numbers.
Financial projections
A three-year revenue, expense and profit table built from your real track record, not wishful thinking.
Compliance and fundability
The section most plans skip: address, EIN, NAICS and SIC codes, business bank account and credit files.
Projections calculator
An Excel workbook. Type your numbers and it checks debt coverage and estimates the loan your profit supports.
Loan officer rehearsal
A bonus prompt that has the AI play a skeptical loan officer and ask the ten hardest questions first.
What a lender looks for, and how each prompt covers it.
Company description
Lenders read this to decide whether you are a real, stable operation. Specific proof beats adjectives: "240 maintenance customers" tells them more than "excellent service." The prompt pulls those facts out of you and writes them in a lender's language.
Market analysis
This answers the question every lender asks: why bet on this market? Strong answers use local numbers with named sources. The prompt requires a source link beside every statistic, so you can check each one before it reaches a loan officer.
Financial projections
Your Year 1 numbers should line up with your tax return and bank deposits, because lenders compare them. The calculator builds the table and flags a Year 1 goal more than 30% above your last twelve months.
Compliance and fundability
This shows the business is set up the way lenders and business credit bureaus expect: a real address, an active EIN, matching industry codes and a business bank account. Including it sets your plan apart, because most plans leave it out.
What they find when they search "XYZ Holdings LLC."
Most investor LLCs exist only as a state filing and a bank account. Lenders and sellers want to see an operator: a real company website, a business phone and records that match.
- A company website on the LLC's own domain, with your markets and past projects
- Business email and a phone line in the LLC's name
- Matching details on Google, Apple Maps, Bing and Facebook
- State filing, EIN letter and bank records that agree
- A page for sellers, so motivated owners can reach you

Is the Business Plan Kit really free?
Yes. You get the 10-page guide (PDF) and the projections calculator (Excel) right after you sign up. There is no card, no call, and no obligation. We send a few short follow-up emails, and you can unsubscribe from any of them.
Do the prompts work with ChatGPT, or only Claude?
They work with Claude, ChatGPT, Gemini and any other AI chat tool. Each prompt has fill-in brackets for your own facts, plus rules that tell the AI not to invent statistics and to ask when something is missing.
Will this kit get my loan approved?
No guide can promise that, and you should be wary of anyone who does. Lenders decide based on your revenue, cash flow, time in business, credit and collateral. The kit helps you present those facts clearly and spot weak points, like low debt coverage, before a lender does.
What is debt coverage (DSCR) and why does the calculator check it?
Debt service coverage ratio is your yearly operating profit divided by your yearly loan payments. Many banks look for 1.25x or more, meaning $1.25 of profit for every $1.00 of payments. The calculator shows your ratio for three years and estimates the largest new loan your Year 1 profit can support at 1.25x.
Is the calculator the same as a rental property DSCR?
No. A DSCR rental loan looks at one property's rent against its mortgage payment. The kit's calculator looks at your whole business: revenue, expenses and all debt payments. Use it to plan the company; use the lender's own worksheet for a single-property DSCR loan.
